GOAL

Cbus Property commissioned JOC Consulting to prepare a Suburb Insights Report for Randwick, home to Newmarket, Cbus Property’s landmark masterplanned residential and retail precinct in Sydney’s Eastern Suburbs. With more than $1.5 billion in public investment transforming the area through the Randwick Health and Innovation Precinct, Cbus Property’s goal was a single, evidence-based resource that could speak to demographics, planning, entertainment and investment in one of Sydney’s most connected communities, giving prospective buyers, investors and partners a clear picture of why Randwick is on the rise.

SOLUTION

JOC Consulting researched and authored a comprehensive Suburb Insights Report structured around four themes:

  • Location and Amenity, mapping Randwick’s transport links, education and health institutions, and proximity to Coogee and Bondi beaches, Centennial Parklands and Royal Randwick Racecourse;
  • Population and Demographics, drawing on ABS Census and NSW Government population projection data to profile Randwick’s highly educated, health-focused and increasingly diverse population, benchmarked against Greater Sydney;
  • Investment and Planning, detailing the $1.5 billion Randwick Health and Innovation Precinct redevelopment, the $6.3 million Spot and High Street upgrades, and more than $1 million in public space improvements delivered in partnership with SESLHD, NSW Health Infrastructure, Create NSW, the Department of Planning and Randwick City Council;
  • Activity and Entertainment, showcasing Randwick’s night-time economy credentials, including The Spot Festival, the Spot On activation program, Creative Night at RHIP, and Randwick’s selection as one of NSW’s official Neon Marketplace districts under the “Heart of Randwick” brand.

OUTCOME

The Randwick Suburb Insights Report gives Cbus Property a polished, evidence-led resource that tells the full story of Randwick’s transformation, from a $1.5 billion health and innovation precinct to a growing night-time economy with its own NSW Government recognition. Published in September 2025, the report positions Newmarket within the broader momentum of one of Sydney’s most active urban renewal precincts, supporting Cbus Property’s case to prospective residents and partners as the final stages of the Newmarket masterplan, including Norfolk Residences, Inglis Residences and the Inglis Lane retail precinct, near completion.
